Executive Houses at Stracomer Hill, Tullen Strand, Bundoran, County Donegal, Ireland
This small, private, Executive Estate of 45 Houses is truly one of the best places to live on the beautiful West Coast of Ireland.
Wide open spaces, stunning beaches and unrivaled scenery offer a great place to live and raise a family. Yet within a few miles you have all the amenities that you would possibly need.
As well as offering a permanent place to stay, four houses will be available to buy as holiday homes or second homes representing amazing value.
Work on the Stracomer Hill Estate started in 2005 when all the drainage, foundations and infrastructure was put in. By the end of 2007 a number of properties had been completed and some were also sold off-plan including the 4 show homes.
The property crash of 2008 saw the banks pull the plug on this operation and all work stopped in early 2009.
The good news was that the original developer had left all the properties in wind and water-tight condition and unlike some others in Ireland, this estate did not suffer from weather damage or any kind of vandalism. The fact that 18 of the houses were lived in 24/7 also helped as the existing owner occupiers actively looked after things.
We are Stracomer Hill (Developments) Limited (SHDL) an Irish registered company.
SHDL had been in discussions with the receivers for some time and eventually reached an agreement in Summer 2014 to purchase 19 complete and semi-complete houses of varying sizes.
A further five properties became available and we purchased them in September 2014.
The Company had also given a Bond to the local authority and pledged to renovate and clear the existing drains (work was completed in January 2015) The Company pledged to erect 24 lampposts (work completed in March 2015) and to provide pavements, roadside drainage and surface tarmac to the roads in and inside the estate. All that work has been done and cleared by the local council.
The common areas have been levelled and we are covering the area and the house gardens with new top soil and laying grass seeds in time for Spring
In addition, we are finishing off the uncompleted works to the 12 unfinished properties. Some of the finished properties are being rented out long-term to locals and some available for purchase.
Since purchasing in Summer 2014, eight houses have been sold to local residents.
Only two houses from the whole portfolio will be available as holiday lets to absent buyers. If you are at all interested, please complete the contact form
