What size are the Houses?
There are three styles of House available:
The first is a Type A - 3 bedroom Detached house.
The Type A is 3 - Bed detached 1,925 sq ft or 178.80 sq M - There are only 9 left
The Type B is 4 - bed detached 2,341 sq ft or 215.50 sq M - There are only 2 left
The Type C is 4 - bed detached 1,792 sq ft or 166.55 sq M - There are only 3 left
Ground Floor Dimensions for Type A are:
Dining/Kitchen: 4000mm x 7380mm
Lounge: 4000mm x 4920mm
Bedroom 1 with en suite: 3150mm x 4000mm
Utility Room: 2350mm x 2750mm
First Floor Dimensions are:
Bedroom 2 with en suite: 3150mm x 6855mm
Bedroom 3 with en suite: 5180mm x 2150mm
Is all the Proper Planning Permission in Place?
Yes, and there is a copy of the Rural Site Plan showing the planning details on the Information page.
Is the road leading into the Estate owned by you or is it a Ransom Strip?
We own the road leading into the Estate. Once all the work is complete it will be classed as "Public" although responsibility for cleaning away weeds and debris will fall to the Managing Agents of the estate. We have created the managing Agency Factors) who will be responsible for all the common areas.
What are the Foundations Like?
The houses are each build on solid concrete "Platforms" and all the drains and service pipes come up through the platform. The whole site and surrounds are solid and have been formally inspected by the local council and the final Architect's certificate will confirm all of this.
What is an Architect's Certificate?
To sell a property in Ireland the seller needs to provide a guarantee on the work. This can be done using either a Property Bond (Similar to NHBC in the UK) or by an Architect's Certificate. The Certificate is the preferred option for most Irish buyer's and their solicitors. The Certificate contains a guarantee and is covered by the Architects professional indemnity insurance. The guarantee lasts for 10 years following the date of issue of the Certificate.
Do they Have Double Glazing?
Yes, all houses are fully double glazed.
What is Internet and TV Service like?
Tv signals are either by normal Aerial or by a Satellite dish such as Sky. Internet could come via Sky or through the normal telephone lines
Is there Mains Gas?
No, there is no mains gas. Where gas cooking is preferred it would be by gas bottle.
What is the Heating System?
Heating is a domestic heat exchange system with the unit installed in the garden. These systems are expensive to install but the price per unit of heat is incredibly economic to run.
Could The Downstairs Walls be removed to make the house I want more Open-Plan?
Yes, there could be some adjustment, but the sooner this is requested, the better.
I see that the houses don't have a Garage - Could I build a Garage?
There is one garage in the house at number 50. This man wanted a garage and we agreed a fee and built one in the back garden. Due to the size of the garden and the elevation on the other side, we were able to "hide" the garage underground and create an elevated decking area on the garage roof.
What's Happening with the Field Area in the Middle?
This open area has been cleared and new grass was laid. Depending on the resident's views (as in opinions) we may install some swings and play equipment for Children.
Why Are the Residents Views important?
Once complete, the Estate will have a Management Company or Factors who will be responsible for maintaining the common areas. The Play field will be a common area. This will need to be maintained and covered by the Estate insurance policy. Each resident will pay a small yearly sum to cover maintenance and other such incidentals that affect everybody who lives there. There will be an initial meeting of the residents and what happens will depend on a quorum of votes.
I see there are Stables on the Map - are there many horses there?
The stables are livery stables and it is not a riding school. The number of horses stabled there varies from time-to-time from 10 to 25. Many of them are ridden daily down to the beach and back twice a day, depending on the number of riders available to help. Anyone with an interest in horses can introduce themselves to the stables where they would be most welcome to help muck-out and possibly ride the horses along the beach! The stables are also higher up on a small hill, so there is no "farmyard" smell anywhere on the Estate.

Ok, I'd like to buy one, how much are they?
The price depends on the condition of each house. Some are fully complete and in walk-in condition and some are complete to "builders's finish" where you would be responsible for putting in your own kitchen and flooring (possibly tiling in the bathrooms and en-suites as well).
